Question: My MUTO sliding door no longer has “soft-close”. What could be the problem?
Answer: dormakaba MUTO sliding doors have an optional DORMOTION (DM) feature, also called by the industry term “soft-close”.
The primary reason for the improper operation of DORMOTION is incorrect installation. There are critical elements of the installation, such as proper location in the track, proper location and adjustment of the start/stop guide on the door panel, and most critically, proper spacing of the DORMOTION damper to the start/stop guide as called out in the installation instructions, the most common of which can be found here: https://dormakaba-res.cloudinary.com/image/upload/v1745407790/dormakaba-prod/120000032741-936015-r112023-muto-premium-150-80-lite-dm.pdf
Incorrect installation could have led to DORMOTION coming out of adjustment. Reviewing the installation and taking corrective actions may return the door to proper operation.
Another cause of DORMOTION failure is often the abusive operation of the sliding door. While the DORMOTION provides a “soft-close”, a manual sliding door should always be controlled by the person opening or closing it. The grip can be let go when the DORMOTION “takes over” the operation of the door and brings it gently to a stop.
“Flinging” the door and expecting the DORMOTION to adequately slow and stop the door can overcome the spring power of the DORMOTION damper, and lead to breakage of components and failure of the DORMOTION.
If that has occurred, replacement DORMOTION units can be purchased for proper replacement. Installation of the replacements would require removing the snap-on track cover and changing out the DORMOTION dampers. This would not require dropping the door.
